This is a very common question. Let's be real, it all depends on your agent. A great agent can always make you (or save you) a lot of money, time and frustration. A great agent can offer a lot of value and it won't cost you anything! The builder pays the commission and they have budgeted for this!

If you buy directly with a builder (without an agent), they are breathing a sigh of relief as they'll be able to up-sell you and hustle-you-through the process without you knowing what questions to ask. It's very overwhelming and things move very fast so there is no way you'll be able to ask the right questions. Let's face it, these builders sell billions per

year, they are good at what they do. Can you be honest? What is your experience when buying a brand new home? Is it possible that you could miss a few opportunities/details/questions?
