How to Get Top Dollar When You Sell Your Home


Since we've been selling homes since 2006, we've seen the market go through a lot of crazy changes. Fortunately we've been able to adapt to the market over the years and create a roadmap for our sellers. We call it the Seller Program. In the last 3-5 years there is a need that has NOT been met. It's a failure to bring a home up to the proper condition and appearance when selling a home. Buyers increasingly crave a turn-key home that has a light and bright colors and more modern finishes. This wasn't the case 10 years ago. Buyers were willing to fix-up homes and dive into home renovation projects - not so much in 2019!

Before you throw your arms up in frustration (why do they want everything to be perfect!), there is good news. Buyers are willing to pay top dollar for homes that look amazing and that are in good condition.

Because of this shift we have adapted by hiring a designer to help our clients prepare for the sale and focus on the projects that bring the most ROI. We also advise them on what projects to avoid to ensure they don't breaking the bank. In some cases we save DIY clients from investing big money in the wrong places.

The next part of the process is having access to good contractors to do the work. We have done the vetting for painters, plumbers, electricians and handymen. We've even found a way for our clients to get dealer pricing on high ticket products and materials for the home like, windows, furnace & AC, kitchen cabinets, carpet, granite, lighting and other popular items that may need to be replaced when selling a home.

The seller program is a one-stop-shop for home sellers that need the structure and guidance while selling their home. Let's be honest, if you don't sell homes for a living how can you possibly know the return on repairs and updates in a home. Every home is very different. Each client's needs and budget are different. We are learning that people really need this advice. We've even started teaching community classes in the West Metro Schools.
