Happy March! Spring is officially around the corner, and with it comes renewed energy across the Minnesota real estate market. This time of year always brings momentum, longer days, more listings, more buyers stepping back in, and a noticeable shift in activity across the Twin Cities.

Spring has historically been the strongest season for real estate in Minnesota. Homes show beautifully, buyer demand increases, and competition naturally rises as families aim to move before summer. If you’ve been waiting for the “right time,” this is typically when the market begins to accelerate and preparation becomes everything.

🌸 Spring Market Momentum Is Here🌸

There’s something about March in Minnesota, the snow starts melting, the sun stays out longer, and buyers begin making serious moves.

Spring is considered the “hot season” in real estate for a reason:

  • More inventory hits the market

  • Buyer competition increases

  • Showings pick up significantly

  • Well-positioned homes sell faster

  • Strategic buyers secure strong opportunities before peak competition

If you’re thinking about buying, upgrading, or preparing to sell, now is the time to build your strategy before April and May activity fully ramps up.

Here are the quick stats for March.

🏗️ New Construction Opportunities in the Twin Cities

With spring activity ramping up across the Twin Cities, new construction is quickly becoming one of the most attractive paths for buyers in today’s market. Between the excitement of the Parade of Homes and the surge of early spring buyers entering the market, builders are actively competing for attention and that’s creating opportunities.

Right now, many builders across the Twin Cities are offering strong incentives to attract buyers early in the season. These can include introductory mortgage rates around the high-4% to low-5% range, closing cost credits, upgrade packages, and flexible timelines, all designed to help buyers secure a new home before peak summer demand hits.

New construction also continues to solve one of the region’s biggest challenges: limited resale inventory. According to local housing reports, the Minneapolis–St. Paul metro still operates with historically tight housing supply, which is why newly built homes are playing such a major role in giving buyers more options.

For homeowners who already own property, one of the smartest strategies we’re seeing right now is leveraging current home equity to move into a new construction property. By positioning your current home correctly in the spring market, many sellers are able to maximize their sale price and roll that equity into a brand-new home with modern layouts, energy efficiency, and builder warranties.

The key is timing and strategy. Coordinating the sale of your current home with a builder timeline — while taking advantage of seasonal incentives can create a powerful opportunity to upgrade your lifestyle and lock in favorable terms.

If you’ve been thinking about making a move into new construction this year, this spring may be one of the most strategic windows to explore your options.

March Update: Strong Start to the Spring Market 📑

We didn’t wait long for March activity to explode. On March 1st, we secured two executed purchase agreements, both strategic, well-positioned wins in what has quickly turned into a highly competitive spring market. And as of March 8th, both properties have successfully passed inspections, allowing our clients to move forward toward closing with clarity and confidence.

But here’s where it gets even more exciting.

🏡 2 Belvedere Street East – Sold in 3 Days, $20K Over Asking

One of those March 1st contracts was our own listing at 2 Belvedere Street East in St. Paul. And when we say it moved fast, we mean fast.

  • On the market for just three days

  • Strong weekend open house hosted by Victoria

  • Multiple offers

  • Sold $20,000 over asking price

The open house traffic was impressive, the energy was high, and the response from buyers confirmed what we’re seeing across the Twin Cities: well-prepared homes priced strategically are commanding serious attention.

This sale is a clear indicator of what happens when presentation, pricing, and timing align. Spring demand is here, and buyers are coming in strong.

🔎 Off-Market Win in a Competitive “March Madness” Market

The second executed contract tells a different, but equally powerful story. Right now, it truly feels like March Madness in real estate. We are seeing:

  • Multiple offers on nearly every well-priced home

  • Cash offers over asking not getting accepted

  • Buyers missing out despite strong terms

It is competitive out there. Because of that intensity, Victoria leveraged her network and connections to secure an off-market opportunity for our clients. No bidding war. No open house crowds. No competing against 10 other offers.

Just strong relationships and proactive strategy.

This is exactly why working with agents who have both on-market and off-market access matters. In a fast-moving spring market, creativity and connections can be the difference between “we lost again” and “we’re under contract.”

🌸 What This Means for Spring 2026

This early-March momentum is exactly what we expect heading into peak season:

  • Serious buyers are moving now, before inventory tightens further.

  • Sellers are seeing premium pricing when homes are positioned correctly.

  • Competition is increasing by the week.

If you’re a homeowner who has considered selling, especially if you’d prefer to avoid the full listing process we may already have buyers actively searching for a home like yours across the Twin Cities.

And if you’re a buyer feeling the pressure of this market, know that strategy matters more than ever. Preparation, relationships, and timing are everything right now.

February Closing!

On February 11th, we celebrated a special milestone: Elizabeth officially became a homeowner.

Her journey started with a referral and a clear goal, privacy, independence, and a single-family home fully her own. After touring thoughtfully and staying patient in a competitive market, her offer was accepted on January 13th.

Because she completed a pre-inspection before submitting her offer, the transaction moved forward smoothly and confidently. No surprises. No renegotiations. Just strong communication, efficient underwriting, and a clear-to-close ahead of schedule.

On closing day, one small issue (leftover items from the seller) was resolved quickly, and by that afternoon, Elizabeth signed the papers and received her keys.

No more renting. No more shared walls. Just ownership, equity, and a new chapter in the Twin Cities.

Her story is a reminder that preparation and the right strategy make all the difference.
