One of the biggest trends we saw this month was success with buyer-sellers, clients who are both selling and buying at the same time.
Recently, we’ve had multiple wins where we were able to secure off-market properties for our clients before their homes even hit the market. This approach completely changes the experience. Instead of feeling rushed or pressured to find something quickly, our clients are able to move with confidence, knowing their next home is already secured.

In a competitive spring market where multiple offers are common, having access to both on-market and off-market opportunities, and a strategy that connects the two, is what allows our clients to win without unnecessary stress.

📈 Twin Cities Market Update — April 2026
April confirmed what we’ve been feeling on the ground, the spring market is fully here. Across the Twin Cities, new listings and multiple offers surged to their highest levels since early summer last year, signaling a clear shift into peak season activity . Inventory has continued to rise year over year, giving buyers slightly more options, but supply still remains tight overall, keeping competition strong . Homes are selling right around list price on average, with many still receiving multiple offers, which aligns with what we’re seeing in real time. From the 259 accepted offers tracked locally, about 1 in 4 buyers waived inspections, 21% paid cash, and the average sale closed at 100.8% of list price, showing that well-positioned homes are still commanding strong terms. At the same time, fewer buyers are relying on aggressive tactics like escalation clauses or appraisal gap coverage, pointing to a market that is competitive, but more strategic than chaotic. Overall, April showed a balanced but active environment, where preparation, pricing, and negotiation continue to make all the difference.
